The company follows a core/satellite investment approach. It primarily invests in a portfolio of income-generating properties located in urban areas in the cities of Zurich and Basel. In addition, it develops and sells residential condominiums through selected development projects along the Lake Zurich region. The investment strategy also focuses on locations that offer above-average development or value appreciation potential due to demographic or economic conditions.

  • The portfolio of SF Urban Properties Ltd (SFUP) has been structured with a view to generating stable cash flows and distribution yields. The SFUP registered share is liquid and has proven itself to be robust with low volatility, even in turbulent times.

Urban Locations & Diverse Mix of Uses

  • We invest in properties in excellent locations in urban centres, with an emphasis on the cities of Zurich and Basel. This ensures a diverse mix of uses across the portfolio.

Active Portfolio Management

  • We constantly optimise the property portfolio by maintaining regular contact with tenants, forward-looking vacancy management, structured cost and use optimisation, a sustainably aligned maintenance plan, and pursuing the consistent implementation of an individual property strategy.

Development to Ensure Added Value

  • We not only invest in existing properties, but also participate in the development of condominium projects, investment properties and site developments in Switzerland.

    The profit earned from the sale of condominium projects is reinvested in the current portfolio.

Organisation

The five-member Board of Directors of SF Urban Properties Ltd appoints the Executive Board: CEO and CFO. We have granted a mandate under a comprehensive service agreement to Swiss Finance & Property Funds Ltd in Zurich, a fund management company regulated by FINMA that is part of the international SFP Group. Swiss Finance & Property Funds Ltd handles the management of the assets – acquisition, holding and sale of properties and realisation of construction projects – and provides supporting services in the fields of risk, financial and personnel management.
